The National Commercial Closer follows a variety of established industry and company guidelines, concepts, best practices and procedures to determine and execute the most effective and efficient method to support commercial real estate transaction closings. National Commercial Services (NCS) office transactions characteristically include multiple parties, sites and locations, and involve complex underwriting requirements. 

The National Commercial Closer position is responsible for confidential and time sensitive material associated with national transaction matters and relies on experience and judgment to plan and accomplish assignments.  The position is responsible for ensuring that assigned activities are fully completed in an accurate, timely, and legally compliant manner.

Daily Responsibilities:

  • Prepare accurate and balanced closing statements as per transactional requirements.
  • Review the title commitment to determine the items necessary to be addressed in the closing, i.e., open mortgages, tax and utility payments, other liens, etc., and contact the necessary parties to obtain invoices, payoffs, payment instructions, etc.
  • Review and comply with Closing Instructions from Lenders, Purchasers, Sellers or other parties to the transaction and to prepare correct and accurate closing statements and meet all conditions contained in the Closing Instructions.
  • Coordinate with Accounting to track incoming and outgoing funds by check, wire and transfer and to apprise Accounting of any changes in disbursement information.  Advise Accounting of file numbers.  Provide Accounting with accurate and verified payment instructions. 
  • Follow Company best practice instructions as to verification of wire instructions, secure necessary approvals for “jumbo” and international wires.
  • Coordinate with Recording as to amounts for taxes and recording fees necessary to record closing documents. 
  • Communicate with parties to the transaction as to receipt of funds, seek authorization from parties to break escrow, close and disburse.  Once the transaction is closed advise parties that the transaction is closed and provide wire confirmations and/or copies of checks as appropriate to the transaction.
  • Advise Accounting and Recording that the transaction is closed.
  • Conduct post-closing review of file to ensure that all disbursements have been made including that any checks have been sent to the correct party and address.
  • Review or confirm with Recording and Underwriting that all documents to the transaction have been received, are in good form and ensure that addresses, names and legal descriptions are shown accurately.

EXPECTATIONS:

  • Ability to work with confidential information.
  • Ability to work from 8 a.m. to 5p.m, Monday through Friday and be available for after hour Company events.
  • Hybrid work schedule; 3 days in office / 2 days remote.. Remote work days to be determined following the on-boarding period, with approval from Matrix Manager.
  • Regardless of assigned location and work station, all employees will be issued a company laptop and will be expected to be able to work remotely on the occasion that it is not possible to safely be present in the office.
  • Participate in Continuing Education opportunities offered by / assigned by ORT Corporate.

SKILLS and EXPERIENCE REQUIRED:

  • Minimum 5 years of experience in a title or legal field including experience with real estate closings.
  • Excellent mathematic, verbal and written communication skills.
  • Excellent interpersonal and customer service skills.
  • Ability to prioritize and handle multiple projects.
  • Impeccable attention to detail and organizational skills.
  • Proficient in a variety of computer software systems, such as Microsoft Office. Willingness and ability to learn and utilize new software systems.

The estimated pay range stated represents the typical pay range for this position or similarly employed employees or employees performing substantially similar work. Factors which may be used to determine the actual pay rate may include, but are not limited to, education, training or experience; seniority; merit and work performance; quantity or quality of production; regional differences in compensation; differences in local minimum wages, or ability and effort.

Position's Pay Range:

$75,000 - $90,000
